Would anyone know of a site that rates independant mortgage brokers, that would perhaps rate one based on their experience and reliability and maybe even performance ?

I don't know of any. I have worked with tons of lenders throughout the hundreds of transactions I've done over the years and I can tell you there's one that is OUTSTANDING in all the regards you mention above - Katie Sparkman. I don't think there is any. I would google the name of the person that you are working with to see if there is anything about them positive or negative.

I do not know of any website either. Asking your real estate broker for a referral or a relative/family friend who recently bought or refinanced. Make sure the broker's company is established and trustworthy. The broker should be experienced with structuring loans and dealing with abormal scenarios. Experience counts and you want someone that exudes that sense of professionalism and industry intelligence.
